If you get contact information of their current or last owner you will be able to check the reputation of your residents. A current or previous owner will tell you if they are good, regular payers as well as any other group where they have a hire purchase agreement. So you can ensure tenants will be able to pay the rent in time. Last but not least ask them for details of a couple of personal references and check them thoroughly.
